Q2 2008 5-17-08:-  Riverside-San Bernardino Tops the list  Home Page

 

Riverside-San Bernardino tops the list: Of areas most likely to lose value this year: according to AOL.com real estate Forbes.com. 

The top 4 are listed as:

#1 Riverside- San Bernardino -23%

#2 Sacramento -23%

#3 Orlando, FL -19%

#4 San Diego -18.7%

So the conclusion here is that AOL/Forbes thinks California still has 19% to 23% more downside, at least. With the current economic circumstances, I have to agree: Thus the first thing you see on this website is "Hold. Do not buy yet."

Ominous chart to be topping for the Inland Empire. 23% is major: that includes all those 20% down fixed rate mortgages this year; not to mention the fixed rate loans on property in the past 2 years is now certainly under water. I've basically preached this for the last several months here about the fixed rate mortgage risk.

And I thought Vegas was pathetic: They only came in at #6. Housing is in bad shape now: and that doesn't mean recovery is near...it just means "bad". This year will be tough, we may see those fixed rate "walk aways" very soon now.

The one positive thing we can conclude is that the Riverside-San Bernardino area may be closer to its bottom than other areas; but this is speculation. There will likely not be rapid price appreciation to make up for losses, there is no way of knowing when the foreclosures and inventory will decrease, and when small bank earnings will improve.
